The present contract concerns a general works contract for the redevelopment of the 'Ter Luchte' care site in Ruddervoorde (Oostkamp), comprising: the construction of a new residential care centre (WZC) with 123 rooms, the integration of a local service centre (LDC) as part of the new construction, located on the ground floor and functionally connected to the WZC, the phased demolition of the existing residential care centre and the existing LDC, and the landscaping of the entire site, including infrastructure works, paving, green landscaping and sewerage works. Prior to and during the construction of the new building, the contract also comprises: the selective demolition of existing structures necessary for the siting of the new building, the partial demolition of the existing LDC, including, among other things, a wing housing sanitary facilities, the relocation and/or modification of existing utilities (gas-water-electricity), the provision of temporary facilities to replace functions taken out of service, including sanitary facilities, and the complete finishing of connections between building sections to be retained and those to be demolished, including the construction of new façade finishes and external envelopes. The contract will be performed on an active care site, where the continuity of the operations of the existing WZC and LDC must be safeguarded as much as possible during execution. Considerable attention must be paid to the preparation of the works, site organisation and phasing of the works. The works will be organised in successive phases, with the new building constructed first, followed by the relocation of the users and the subsequent demolition and landscaping of the site. The contract comprises all works, supplies and services necessary for complete and compliant execution, including all coordination obligations, regardless of whether these are explicitly stated in all contract documents. The execution period within which these works must be carried out is essential.
