Belgium – Repair and maintenance services of building installations – Technical maintenance of homes 2027-2032

Opportunity description

The maintenance of all technical installations, installed both indoors and outdoors (non-exhaustive): - be responsible for the maintenance of the electrical installations; - be responsible for the maintenance of the sanitary installations; - be responsible for the annual maintenance of the gas heaters; - be responsible for the annual maintenance of individual gas appliances for central heating and/or production of domestic hot water: central-heating boilers, wall-mounted boilers, combined wall-mounted boilers and gas water heaters in accordance with the relevant provisions of the Decision of the Flemish Government of 8 December 2006 (and subsequent additions and revisions); - be responsible for the maintenance and cleaning of the flue-gas outlets and fresh-air supply ducts; - be responsible for the annual maintenance of electric heating by means of storage heaters and direct convectors, and electric underfloor heating in combination with storage heaters and/or direct convectors; - be responsible for the periodic maintenance of heat pumps (air-to-air, air-to-water, water-to-water and geothermal heat pumps), including the indoor and outdoor units and all associated installations and controls, in accordance with the manufacturer's instructions and applicable legislation; - be responsible for the annual maintenance of wood- and coal-burning stoves and fuel-oil stoves; - be responsible for the maintenance of the rainwater pumps; - be responsible for the maintenance of ventilation systems C, C+ and D; - be responsible for the periodic inspection and replacement of smoke detectors and CO detectors; For detectors equipped with batteries, replacement of the detector batteries is also included. - drawing up an inventory sheet at the start of the contract and keeping the data relating to the technical installations up to date; - issuing the required maintenance certificates in accordance with the legislation in force (including at the request of the fire insurance company, Bruges fire brigade, etc.) - all repairs to all the installations listed above (non-exhaustive list), including any replacements in accordance with the conditions described further in these specifications.
