General planning services (pursuant to §§ 34, 51, 55 (system groups 1-8), thermal building physics, fire protection), special services, phased award General planning services (pursuant to §§ 34, 51, 55 (system groups 1-8), thermal building physics, fire protection), special services, phased award Since the current town hall has become too small for the core administration after more than 40 years, due to the cramped situation the City of Büdelsdorf exercised its right of first refusal in spring 24 for an insurance building at Parkallee 21 with a total usable floor area of approx. 5,203 m2. The building class 5 property was put into operation in the mid-1990s and is located in the immediate vicinity of the current town hall. The building has 5 floors, including the attic floor and an underground car park with storage and archive areas. The floor plan and basic structure on the basement floor, 1st upper floor, 2nd upper floor and attic floor correspond to the design of an administrative building. The internal layout can largely be retained. Please refer to the information documents for a detailed description of the measures. The subject of the procurement procedure is the general planning services (building and interior design, structural design, technical equipment, thermal building physics, fire protection). The commissioning will take place in phases. For this purpose, planning offices that can cover the aforementioned service profiles (configurations involving bidding consortia and/or the inclusion of subcontractors are possible) and that have implemented comparable measures in the past are invited to participate in the competition. Phased commissioning is envisaged. The contractor is required to submit proposals that lead to simplification and improvement and/or cost reduction. The preliminary cost estimates amount to a total of €7,621,679.53 net (cost groups 300 + 400). _________________________________________________________________________________________ The following procedure will be conducted: In Phase 1, potential applicants are invited to submit their requests to participate with the required supporting documents. In Phase 2, the requests to participate received will be reviewed and the number of admitted applicants will be restricted. The applicants in Phase 2 will be invited separately to a negotiated procedure.
