Opportunity description

On a site measuring 18,364 m², the construction of a new high-availability data center with an office area in Markt Schwaben, with a total usable floor area (NUF) of approximately 13,000 m², is planned. The subject of the contract is project management and BIM management services. These will be provided for planning (general planner) and construction services (turnkey contractor) until completion of the project following the conclusion of the commissioning phase. Planning will be carried out by a GP with the following scope of services: Project planning: buildings, outdoor facilities, civil engineering structures; specialist planning: technical equipment (KG 410-480), structural planning for buildings and civil engineering structures; building physics: building acoustics, room acoustics, thermal insulation and energy performance calculations; BIM management; fire protection; overarching special services; as well as quality assurance / support for the turnkey contractor. The general planner will undertake service phases 1-4 in accordance with HOAI. It will provide fundamental aspects of service phase 5. The turnkey contractor will then begin the execution planning and perform service phases 5 through 8. The data center will meet availability class VK3 with redundant supply systems and additional security requirements and is to be commissioned in stages. In addition to the highest standards of energy efficiency and sustainability, a target value of ≤ 1.2 PUE and verifiability under Blauer Engel are specified. The BIM working method, with BIM management by the PS, will be used to ensure precise alignment among all parties involved, coordinate data and services, and develop future-proof solutions. The building is subject to the BSI protection requirement “high”. Special requirements take into account sensitivity to vibrations, flood-adapted construction, and protection against external impacts such as blast or impact loads. The upper cost limit for the construction project is 240,000,000 euros gross. The stated costs include cost groups 200 through 600 pursuant to DIN 276-1:2018-12.
