The aim is to design both structural and energy-related measures in such a way that they ensure the long-term quality of use and functionality of the building, significantly reduce energy consumption and CO2 emissions, ensure economic viability through a sound cost-benefit analysis, and meet statutory and funding-law requirements. The building is located at the corner of Dillenburger Str. / Ottmar-Pohl-Platz in the Cologne district of Kalk. The building complex was constructed in 2003 and consists of a main building and an ancillary building. The complex also includes a separate 6-storey parking garage located on the opposite side of Dillenburger Str. The main building consists of 7 upper floors and a basement with an underground parking garage. The ancillary building has 6 upper floors and a basement and is connected to the main building by a bridge walkway. The entire building complex mainly contains office and technical areas as well as a canteen, a call center and an atrium. The courtyard in the main building is used as a garden. In the ancillary building, the courtyard is available for parking options to be examined. The architect is tasked with examining and evaluating the listed renovation options and recommending the most economical and sustainable solution. In particular, life-cycle costs and energy efficiency must be taken into account. The contract includes the complete planning, coordination and supervision of the measures in accordance with service phases 2 to 8 of the HOAI. The HOAI scope of services will form the basis for the award. The construction measure is expected to be completed by Q1/2029.
