Project subject The subject is the specialist planning for the complete dismantling and hazardous material remediation of the existing buildings, House 31 and House 32, on the grounds of the LVR Klinikum Düsseldorf (Bergische Landstraße 2), in order to create space for the construction of two new dormitories. The existing buildings exhibit typical hazardous material contamination (including asbestos, man-made mineral fibers, and possibly PAHs), requiring specialized planning and supervision. The objective is the complete, professional dismantling down to the upper edge of the future foundation base as well as the legally compliant disposal of all resulting materials, in order to hand over a construction-ready and hazardous-material-free site to the subsequent building designer. 2. Scope of services (service profile) The commission comprises specialist planning for dismantling and hazardous material remediation based on the service phases of HOAI §52: ¿ Existing-building and hazardous-material assessment: Evaluation of the available reports and, where applicable, supplementation with necessary detailed investigations. ¿ Remediation and dismantling concept: Preparation of a detailed concept for hazardous material removal (black-and-white areas, airlock systems, maintenance of negative pressure). ¿ Approval planning: Preparation of all applications required for demolition and remediation for submission to the competent authorities (building supervisory authority, environmental authority, district government). ¿ Tendering and award: Preparation of bills of quantities (LV) with separate items for remediation, dismantling, and disposal. Participation in the review of bidders’ tenders. ¿ Specialist site supervision & documentation: On-site supervision of hazardous material remediation, verification of disposal records (electronic waste records procedure eANV), and final documentation confirming the absence of hazardous materials.
