Jugendsiedlung Traunreut – Implementation of fire protection measure – Project planning services for buildings & interiors pursuant to Sections 34 et seq. HOAI – Service phases 5–9 Jugendsiedlung Traunreut – Private vocational school for special educational support in Traunreut, focus on learning support, operated by Jugendsiedlung gGmbH, and private vocational school for social care for special educational support in Traunreut, focus on learning support, operated by Jugendsiedlung gGmbH. – Remediation of fire protection deficiencies. The building was constructed in the mid-1980s and structurally modified through several extensions. The vocational school accommodates up to 1,000 students in approximately 100 different classes. The building complex is a private, state-recognized vocational school for people with greater support needs. Various occupations can be learned here. The building extends from the basement to the 1st upper floor and into parts of the 2nd upper floor. Multi-story open spaces, galleries, built-in structures and winding corridors characterize the architecture. Large areas of wood paneling can be found throughout the building complex. A risk analysis (fire protection certificate) underscores the need to upgrade corridors and stairwells used for evacuation and to establish a functioning escape-route system. The renovation focuses primarily on the following areas: 1. Upgrading corridors in the basement, 1st upper floor and 2nd upper floor to comply with fire protection requirements and removing fire loads 2. Renovating existing stairwells to comply with fire protection requirements and removing fire loads 3. Creating additional escape routes and external staircases to establish a functioning escape-route concept 4. Installing a comprehensive fire alarm system for early detection with internal alerting 5. Upgrading all technical systems at the interfaces with the fire protection renovation and, beyond these, wherever appropriate Service phases 1 through 4 have already been completed for the measure. Selected planning documents will be made available upon publication, with further documents provided with the invitation to stage 2 of the negotiated procedure. Under building law, an approved fire protection certificate and an associated building permit decision are available for the measure. The measure is funded pursuant to Article 34 sentence 2 of the Bavarian School Financing Act (BaySchFG), with reimbursement of the necessary costs of approved construction measures for private special schools. The school supervisory approval has been granted. The prescribed funding and procurement guidelines must be observed when implementing the measure. The cost calculation (cost groups 300–700) amounts to approximately €5.2 million gross. The measure is planned to be implemented in several construction phases and sections. Ongoing school operations must be taken into account. Noise-intensive work must be scheduled during school holidays. Based on current knowledge, the client assumes a construction period and distribution of the measures over four years. As part of the project planning for buildings, the services for fire protection pursuant to AHO 2022, Booklet 17, Stage 3 (consulting on fire protection during detailed design) and Stage 4 (fire protection consulting during construction as part of site supervision) are also being put out to tender.
