Analysis and optimization of technical building equipment systems to reduce energy costs The contractor (AN) annually analyzes the technical building equipment (TGA) in 10 schools of the City of Cologne for energy-saving potential. For each property, the AN carries out an inventory of the TGA systems (KG 410, 420, 430, 480), including on-site inspections and photographic documentation. This is followed by a visual and functional inspection of the TGA systems based on trend data and a review of compliance with the City of Cologne’s energy guidelines. The AN analyzes and optimizes control loops. Non-investment measures that can be implemented in the short term, such as adjusting usage times and setpoints, are implemented independently following approval by the contracting authority (AG). In addition, the AN examines the possibility of retrofitting LoRaWAN temperature sensors in heating circuits without a reference-room temperature sensor. All measures are assessed for each property in terms of energy-saving potential, payback period, and priority, documented in a report, and presented to the AG at an in-person meeting. The AN independently obtains quotations for investment measures and reviews them for factual accuracy, arithmetic accuracy, and economic viability. The AN evaluates and documents the success of implemented measures for each property in an annual final report.
