The premises are located in an area of the so-called Markt Quartier in Eschweiler directly adjacent to the existing town hall and are intended to serve for the long-term accommodation of municipal departments. In addition to the city's acquisition of ownership of the aforementioned premises, the contract includes an obligation on the part of the seller to construct the office space. Accordingly, the seller must construct the condominium ownership that is the subject of the contract as part of an overall construction project developed by the seller itself on its own property. The overall construction project is designed as a mixed-use commercial and office building with an underground parking garage and parking facility and, in addition to the premises to be acquired by the city, comprises in particular retail space and other commercial uses.
