The scope of services concerns an extensive complete refurbishment of two listed existing buildings (formerly clinics), including planning and conversion into new administrative and laboratory spaces for the MPI for Geoanthropology in Jena. The former urology clinic, comprising a listed section dating from 1914 and an extension dating from 1991 (total area approx. 2,560 m²), is located on plot 105 / Lessingstraße 1. The former ENT clinic, built in 1928 (total area approx. 2,940 m²), is located on plot 102/5 / Lessingstraße 2. However, during the planning process, parts of the areas are to be converted into technical services areas and NUF 7. Each building has 4 storeys, with an additional partially daylit basement and an undeveloped attic storey. Since the buildings and garden grounds are listed, close coordination with the State Office for Monument Preservation and/or the lower monument protection authority is required. The institute building of the MPI for Geoanthropology will consist largely of office spaces and ancillary office spaces; seminar rooms, a laboratory area with storage spaces, server rooms and a “Decision Theatre” are also planned. The laboratory area will be designed as a laboratory pool—jointly used by all organizational units conducting experimental work—which is intended to ensure synergistic use of individual rooms and room areas (e.g. clean room, mass spectrometry, etc.). Thus, there are no laboratory areas dedicated exclusively to individual departments. The highly serviced experimental area, with the laboratories, laboratory storage facilities and servers, is to be accommodated in the urology extension, as this can be stripped back to its shell and is typologically well suited. All areas requiring a low level of services, i.e. primarily the office and communication areas, will be accommodated in the listed section of the urology clinic and the ENT clinic, since these rooms—with exceptions such as seminar rooms—can respond well to the existing room structure in order to minimize interventions in the building fabric. The space requirements plan identified only the “Decision Theatre” and the storage areas for equipment and samples / drill cores as special areas. In addition, some server areas are shown as special areas because they cannot be represented using the usual allocation key. Further information on the initial situation / task can be found in Annex 01. The subject of this VgV procurement procedure is the required “project management” services pursuant to § 2 Booklet No. 09 AHO, 6th edition, including the Special Service “BIM Management”. A detailed service description can be found in Annex 04. As a special service, the contractor is required to procure a BIM-capable “CDE platform” in accordance with the contracting authority's requirements and operate it for the project. The contractor is expected to apply “Lean Construction methods” to optimize the planning processes. To minimize interfaces, “commissioning management” is to be provided as a service.
