The Federal Agency for Real Estate Tasks (BImA) intends to comprehensively renew the building envelopes of several residential buildings as part of an energy-efficiency renovation. The property is located in Gremmendorf, a district in the southeast of the city of Münster. The residential buildings were constructed between 1950 and 1959 for the British occupying forces stationed at the nearby former Loddenheide military site. The building stock consists of single-family and multi-family houses divided into four house types. In addition, there are two staggered garage blocks and a transformer building on the site. As part of the project, the following buildings will be renovated: Angelsachsenweg 5,7,9,11,13,15,17,19,21,23,25,27,29,30,31,33,35,37,39,41,43,45 and 47. Since the buildings are listed monuments and contaminant pollution was identified during the preliminary investigations, special requirements must be taken into account during execution. If additional, previously unknown contaminants are identified during construction, they must be reported immediately to the site management so that proper securing, declaration and disposal can be carried out in accordance with the applicable statutory regulations. The work to be performed includes the erection of scaffolding, including the construction of a fully enclosed containment structure for carrying out contaminant remediation. The scaffolding serves as the supporting structure for the containment and must be coordinated with the contaminated area and the requirements of TRGS 519 in terms of geometry, anchoring, access points, material airlocks and all seals. All contaminant-remediation requirements must therefore be taken into account when the scaffolding is erected. During execution, any necessary adjustments to the scaffolding and containment, as well as their maintenance until completion of the renovation work, must also be ensured. The work to be performed includes the repair of masonry and concrete components, including the remediation of defects, reprofiling and necessary crack repairs, as well as the installation of the external thermal insulation composite system (ETICS) with the associated plastering and coating work. In addition, the work includes light wells. All work forms a technically integrated overall façade system, the individual components of which must be coordinated with one another in terms of materials, execution and connections. The work to be performed includes minor carpentry work on three roofs, replacement of the roof covering, including all necessary connection work, and roof drainage, including replacement of the gutters, downpipes and the necessary connection and flashing sheets. All work is coordinated in terms of construction, sealing, connections and execution sequence and forms a technically integrated roof renovation. The lot includes the supply and installation of new windows and external doors, including necessary work such as constructing window reveals. The lot includes the supply, installation and commissioning of a photovoltaic system, including the substructure, cabling, inverter and all necessary work and connections. Procedure: open.
