Turnkey construction of the Knappenstraße Comprehensive School in Oberhausen. The subject matter of the contract is the building construction and the outdoor facilities. Construction of the excavation pit has been put out to tender separately. SBO Sericebetriebe Oberhausen (hereinafter: "the contracting authority") intends to commission the new construction of the six-form-entry Knappenstraße Comprehensive School in Oberhausen. The comprehensive school will be built for 1,344 pupils (SuS) on Knappenstraße in Alt-Oberhausen. The new building is intended to contribute to neighborhood-building identification within the district. The site has a large stock of trees, substantial parts of which are to be preserved. The development in the surrounding area is heterogeneous; along Knappenstraße, it is characterized primarily by multi-story residential construction. The comprehensive school consists of a total of four building sections: Building section 1 with foyer, auditorium, and cafeteria on the ground floor. The kitchen, teaching kitchens, and music area are also located here. The basement contains technical rooms and the underground parking garage with 77 parking spaces. Building section 1A (1st and 2nd upper floors): This contains upper secondary level II for 264 pupils, a bistro for 280 people, and a decentralized teachers’ area. Building section 1B (1st upper floor): central administration. Building section 2 with two triple sports halls arranged one above the other, changing rooms, and additional rooms in the sports area, such as occupational therapy, gymnastics, etc. Building section 3: specialist cluster with workshops and art rooms on the ground floor, science rooms on the 1st upper floor, and IT rooms and an examination room on the 2nd upper floor. Building section 4: lower secondary level I with large year-group clusters for 180 pupils each and decentralized teachers’ areas assigned to two year groups each. The buildings have a total gross floor area of approximately 27,660 m² (GFA R). Building sections 1 and 2 are located in the north and are connected on the ground floor and basement level. On the 1st upper floor, they are connected via the roof terrace. Building sections 3 and 4 are located in the south and form the main entrance from Knappenstraße between them. The auditorium and cafeteria are intended as an assembly venue with a total of 600 possible seats. The auditorium can be separated from the cafeteria by a mobile folding wall and used separately with a maximum of 400 seats. The lower sports hall, with stands for a total of 400 people, is also intended as an assembly venue. All sports halls are also to be used by clubs outside school hours. Due to the desired maximum capacity of 280 people, the bistro was also designed as an assembly venue in accordance with SBauVO. The school is designed to be accessible. All levels used for school purposes are accessible by elevator without barriers or thresholds. All excavation pits will be constructed in advance with watertight shoring and are not part of this invitation to tender. Building sections 1 and 2 are fully built over basement structures. Building sections 3 and 4 are only partially built over basement structures. The excavation pit bases are at different depths. The basements are designed entirely as watertight concrete structures. The buildings must be secured against uplift (including during the construction phase). The building is designed as a timber-concrete hybrid structure. The basements and the ground floor of building sections 1 through and including the slab above the ground floor, as well as the entirety of building section 2 (except for the roof supporting structure), are designed in reinforced concrete, as are the stairwells and other bracing walls in the remaining building sections. The supporting structure of the remaining building sections and floors is formed by load-bearing exterior walls in encapsulated timber-frame construction and interior timber columns. The floors are designed as timber composite floors resting on flush steel composite beams. The façades are designed as curtain-type, rear-ventilated timber façades. The cladding consists of 3D solid-wood profiles forming a closed timber façade (tongue-and-groove profiles). In BT2 (north and east façades) and BT4 (east façade), a non-combustible façade must be constructed in coordination with the fire department. Here, curtain-type, folded, powder-coated aluminum profiles with profiling of varying widths and depths are planned instead of the curtain-type 3D timber façade. A post-and-beam façade is planned in the stairwell areas. A louver structure is planned in front of it (timber louvers attached to a substructure). All roofs are designed as retention roofs with extensive green roofing. The roof above the 1st upper floor in building section 3 will receive simple intensive green roofing. A photovoltaic system is planned on the roofs. Additional technical installations, such as the ventilation systems and the emergency power system, are also planned there. All canopies are designed as retention roofs with extensive green roofing. The roof area above the ground floor of building section 1 will also be used as a schoolyard area. An accessible terrace area and planting areas with partially intensive green roofing are planned there. The outdoor facilities will be equipped with playground areas, a multipurpose playing field, and a "green classroom." The procedure is being conducted as a negotiated procedure with a call for competition pursuant to EU VOB/A and is to be completed in summer 2026.
