Federal Environment Agency Dahlemer Dreieck Property Supply Thielallee 88-92, 14195 Berlin Electrical Control Center DIN 18382, DIN 18384 - Transformer MSHV NSHV - KKE 4402 KKE 4402 Electrical Control Center (Transformer MSHV NSHV) At the Dahlemer Dreieck site, Thielallee 88–92, 14195 Berlin, the existing property, which is currently partially unused, is to be developed into an office and scientific location. The property has an underground walk-through utility tunnel (approx. 550 m long), through which all buildings are supplied and connected with electricity, heat, and telecommunications. The property’s entire technical utility infrastructure will be renewed. The power supply is provided as a radial network from Building 18, which will be extensively converted as part of the construction project. The subject of the invitation to tender is the construction of new power supply systems, including routing, cable systems, electrical building installations in Building 18 and in the utility tunnel, as well as preparation of the transfer distribution boards and connection of existing building main distribution boards to the new power supply. The work will be carried out in sections. Parts of the property will remain in operation. General system description • Renewal of the central power supply (general supply and backup network) as a radial network from Building 18, consisting of the following main components: MV transfer station, 3 transformers of 1,250 kVA each, loadable up to 140% with cross-flow fans, NSHV AV, NSHV EN, and cable system • Use of the existing utility tunnel as the main route for the supply lines • Routing and cable installation in sections (at least three construction phases) Public electricity connection • Preparation and participation in the expansion of the MV room and MV connection with the grid operator Stromnetz Berlin • Parallel operation of the existing and new MV connections for approx. 12 months taken into account Electrical supply / main systems • Medium-voltage main distribution board (MSHV) in Building 18 (3 transformer circuit-breaker panels, customer section); the grid section is supplied and installed by the grid operator. Make: Böhning • Three transformers, each 1,250 kVA, operated in parallel, 140% overload capacity (cross-flow fans), Ecodesign Tier 2 • Two low-voltage main distribution boards: NSHV AV (general power) and NSHV EN (backup network) • Installation of all main systems in separate technical rooms with raised floors Operating rooms in Building 18 • Equipping the new technical rooms for MSHV, transformers, NSHV AV, NSHV EN • Raised floors and electrical installations in Building 18 Medium-voltage technology • MV switchgear, type Böhning 91R560/660: installation of the transformer circuit-breaker panels (see justification) Low-voltage distribution boards • NSHV AV and NSHV EN as floor-standing cabinets in separate, air-conditioned rooms • Meter measurement and metering technology • Separate metering for the NEA (Stromnetz Berlin requirement) • Power analyzers in the transformer LV outgoing feeders • All outgoing feeders with MID-compliant electricity meters with M-Bus interface Lightning protection, grounding, equipotential bonding • New foundation earth electrode and deep earth electrode for Building 18 • New grounding and lightning protection systems for the refrigeration system and NEA station • Equipotential bonding strip in the utility tunnel • Equipotential bonding bars Lighting and electrical installation • General lighting in the utility tunnel and in Building 18 • Safety lighting using self-contained battery luminaires in the utility tunnel and emergency lighting using self-contained battery luminaires in Building 18 • Installation of sockets and switches as required • Portable battery-powered luminaires in MSHV/NSHV rooms Cable systems and routes • MV and LV cable system under the raised floor on cable routes and on cable routes in the utility tunnel • Cable routes in the utility tunnel and in Building 18 • Important: Halogen-free cables in the utility tunnel Building connections • New transfer boxes and building connections for defined buildings • Supply lines via utility tunnel, civil engineering works, or existing protective conduits • AV (and EN) supply depending on the building Notes: • Use of project communication system Maintenance services are part of the invitation to tender – term: 4 years Dates: Start of execution: 08/2026 End of execution: 08/2027 Binding individual deadlines Procedure: open.
