Demolition work and hazardous substance remediation as part of the complete renovation of the "Villa Kunterbunt" primary school at Goethestraße 61 in Maintal Bischofsheim The existing building of the "Villa Kunterbunt" primary school on the school grounds at Goethestraße 61 in Maintal-Bischofsheim is to be completely renovated and converted. The services being put out to tender are demolition work, hazardous substance remediation, and interior finishing. The building is designed as a split-level structure with levels -1, 0, 1, 2, 3, and 4 (technical services). Storage rooms will be created on level -1. The new cafeteria with kitchen, the forum or break hall, the light well, and the administrative wing with staff room will be constructed on level 0. Level 1 will contain the childcare area, the library, an art room and a workshop, as well as three group rooms; the existing main entrance will be dismantled and the building extended by means of a single-story timber extension. Eight classrooms, two group rooms, and a learning zone will be created on level 2, while two technical services centers will be created on levels 3 and 4. All sanitary areas will be renovated and new utility connection rooms provided. The existing façades will be completely dismantled, all bay windows demolished, and a new façade comprising exposed concrete, a rear-ventilated timber façade with a light-colored plaster surface, and colored fiber-cement panels will be installed. The renovation will take place while the school remains in operation, in three staggered construction phases, with an overall planned duration until approximately 2030. Construction phase 1 comprises levels 0 and 2 as well as the courtyard (structural work) in grid axes 3-7/d/e-H, with demolition and hazardous substance remediation work in calendar weeks 46-51/2026 and dismantling or alteration of the construction-phase partition walls in calendar weeks 23-24/2028. Construction phase 2 comprises level 1 as well as the courtyard (interior finishing) and the technical services center on levels 3+4 in grid axes 1-3/A-H, starting approximately in calendar week 30/2028 and with an execution period of around five weeks. Construction phase 3 comprises levels 0 and 2 in grid axes 3-7/A-d/e, starting approximately in calendar week 30/2029 and with an execution period of around six weeks. For reasons of pupil traffic safety, blackout periods for construction-site and delivery traffic must be observed: 7:00-8:30, 12:45-14:00, and 15:00-16:15; in the event of repeated non-compliance, the City of Maintal may order construction work to stop. The work is to be carried out in several sections; additional trips to and from the site and repeated site setup will not be remunerated separately. Work inside the building will take place under controlled air-exchange conditions or with negative pressure maintained; all dismantling work must be performed using personal protective equipment. The hazardous substance remediation comprises the complete removal without residue and proper disposal of products containing asbestos and man-made mineral fibers (KMF) in accordance with GGVS, the Hazardous Substances Ordinance, and waste legislation.
