LOT 1: The planned new construction measures at the corner of Motardstraße / Rohrdamm comprise a 4-story laboratory building with a basement as well as a single-story utility building. A central laboratory is to be built at the Jungfernheide site, bringing together under one roof the laboratories currently distributed across various locations in Berlin. The new building is of central importance to Berliner Wasserbetriebe. The central laboratory will perform both drinking water analysis for, among others, the waterworks and the pipeline network, and wastewater analysis for the sewage treatment plants, the sewer network, analysis for discharger monitoring, and samples from the surrounding area. The new building is designed as a reinforced-concrete skeleton consisting of load-bearing reinforced-concrete slabs and columns. The planned basement, with load-bearing reinforced-concrete exterior walls and a reinforced-concrete floor slab, will be constructed from watertight concrete. The use of recycled concrete is planned. The new laboratory building has a structural grid of 3.60 m. The technical services center is planned as a purely timber structure with timber columns and beams. The utility building is planned with load-bearing masonry walls on a watertight-concrete floor slab and a roof structure made of reinforced-concrete hollow-core slabs; the façade is designed as a double-leaf masonry wall with exposed brickwork. This invitation to tender includes the high-voltage current systems trade for supplying all 5 floor levels (basement, ground floor, 1st upper floor, 2nd upper floor, rooftop ventilation and air-conditioning center) and the utility building. The construction work will take place while the property remains operational. The building is to receive BNB Silver certification. In the course of construction, provision must be made for parallel installation work simultaneously on all 5 floor levels. The contractor must coordinate with the other trades working in parallel to ensure a smooth construction process.
