In Darmstadt’s Ludwigshöhviertel, a new residential area for around 3,100 residents, the conversion and renovation of former barracks building 4004 into a family center incorporating a youth center and rooms for community work, as well as the design of new outdoor facilities in the exterior area, are planned. The building is part of the new education campus of the Wissenschaftsstadt Darmstadt. In the future, the education campus will consist of four buildings: the family center in the south, former barracks building 4001 (future use unknown) in the west, and the new buildings of the Ludwigshöhviertel daycare center and Ludwigshöhviertel elementary school. The conversion and renovation of former barracks building 4004 into a family center incorporating a youth center and rooms for community work, as well as the design of new outdoor facilities in the exterior area, are planned. The building will undergo complete renovation and comprises a basement and three upper floors. An elevator system will be installed centrally in the building. This will provide barrier-free access. As part of the complete renovation, the electrical system for cost groups 440 and 450 will be newly installed. The high-voltage power supply systems, including main and sub-distribution boards, will be completely rebuilt. The building will receive a fire alarm system and will be equipped with a structured data network. The electrical installations will also provide the power supply for the building automation system. The exterior windows will be renewed in coordination with heritage protection authorities and will receive electrically controlled and operated external sun protection. KNX system Planned execution periods (provisional, dependent on preceding trades and tenders): Call-off order, coordination of planning: 16.11.2026 Planned start of work on the construction site: 30.11.2026 (planned) Planned completion of the work: 11.03.2028 (planned - 370 days after the start of execution) Execution must begin within 12 working days following receipt of the instruction from the contracting authority (§ 5 paragraph 2 sentence 2 VOB/B). The instruction is expected to reach you by 02.11.2026; your right to information pursuant to § 5 paragraph 2 sentence 1 VOB/B remains unaffected.
