TW - KREA Residential Construction Dachauer-/Heßstr., Specialist Planning Technical Equipment Systems 4/5/8 Design services pursuant to HOAI 2021 for service phases 3 - 9 for the specialist planning of technical equipment, system groups 4, 5 and 8, with phased commissioning for the following construction project: New construction of three residential developments with around 368 residential units, small-scale commercial and retail units (ground floor of all buildings; MU (2) also 1st floor) and up to 8 full floors, underground parking garage (180 parking spaces) and municipal daycare center with 3 nursery and 3 kindergarten groups on the site of the new Kreativquartier, Kreativplattform subarea, MU (2), MU (3) and MU (4), with a connection to the new Romy-Schneider-Platz. The MU (2), MU (3) and MU (4) building complexes, residential with a commercial component on the ground floor at the public Romy-Schneider-Platz, have already been designed through LPH3 – design planning. The building areas are connected on the basement level via a shared underground parking garage. This is located beneath the building structures and the open space of the new Romy-Schneider-Platz. Service phases 1 to 3 for the MU (3) with MU (4) and MU (2) building complexes in system groups 4, 5 and 8 were developed by two separate planning firms. Upon completion of service phase 3, the two planning statuses must now be reviewed, evaluated, revised if necessary and subsequently consolidated into a BIM model as the basis for further planning. The other architectural and engineering services were developed uniformly by one planning firm in each case for the three building complexes.
