Earthworks and structural shell works Component 1: Construction of a new residential building with a basement and underground car park (basement/underground car park), 3 full above-ground storeys (ground floor, 1st floor, 2nd floor) and a set-back storey (3rd floor). Gross floor area, GFA: 3.886 sqm Enclosed volume, gross volume: 12.315 cbm Component 2: Construction of a new day-care centre with one residential storey, without a basement, consisting of 2 full above-ground storeys (ground floor, 1st floor) and a set-back storey (2nd floor) Gross floor area, GFA: 2.704 sqm Enclosed volume, gross volume: 9.858 cbm Both buildings will be constructed using solid construction. The quantities for the individual items are combined in the bill of quantities for both buildings. Construction period: The structural shells for both buildings must be constructed simultaneously according to a jointly agreed schedule, with Component 2 containing the day-care centre to be completed first. Specified time requirement for the entire scope of services (structural shell): Component 1: 7 months Component 2: 5 months Construction is expected to begin in May 2026. Subsequent trades for the building envelope, such as window works or waterproofing works, will begin in parallel with the ongoing structural shell works as soon as possible Procedure: open.
