The following utilization concept is to be implemented through the conversion. Basement (UG) - Staff changing rooms - Laundry room (separation of clean/soiled laundry) - Storage and archive rooms - Technical areas - optional server room Ground floor (EG) - Neuropraxis Wendlingen (rental area approx. 280-300 m²) - Extended interior fit-out by the landlord. 1st floor (1. OG) - Specialist oncology practice (OSP) (rental area approx. 300 m²) - Tenant fit-out by the tenant based on a defined basic fit-out. Attic floor (DG) - Addition of a storey - General medical practice (rental area approx. 300 m²) - The final division of space will take place as part of the design planning. The award will be made under an open procedure pursuant to § 15 VgV. The commissioning will take place in stages, initially up to and including service phase 4 HOAI. Responsibility as the client for the construction measures at the medical center on Weberstraße lies with the municipal administration: Stadt Wendlingen am Neckar Am Marktplatz 2 73240 Wendlingen am Neckar The scope of services includes all basic services of the service profile for specialist planning of technical building equipment for the construction of heating, ventilation and sanitary installations pursuant to § 55 para. 1 HOAI. Together with the contracting authority, an analysis will be conducted to determine which installations must be renewed and which existing installations can continue to be used. The scope of the renewal measures will be derived from this analysis. Explicitly, only those technical building equipment installations for which continued use of the existing installations is not possible are to be newly planned. For the heating installations, the renewal objective particularly includes connection to the municipal heating network or the implementation of a heat pump, as well as the implementation of individual room control and hydraulic balancing. The ventilation installations must necessarily supply the floors separately and be suitable for immunosuppressed patients. The storage, staff and laundry areas must be equipped with exhaust-air systems. The practices must have sanitary installations, including laboratory connections, as well as connections for staff areas and staff and patient toilets. Care must be taken to ensure that sufficient accessible sanitary facilities are available in all practices. In addition, compliance with drinking-water hygiene regulations must be ensured. The planning resulting from the objective for the heating installations must particularly include the heating-load calculation, as well as hot-water consultation for decentralized supply to the individual practices and the showers in the basement.
