Preventive maintenance (PO) Technically plannable maintenance that is carried out before a defect or malfunction disrupts the functioning of the element and consequently the business process. Legally required examinations and inspections also fall under preventive maintenance. Corrective maintenance (CO) Technical maintenance aimed at restoring functionality, which is carried out on an incidental basis because an element/asset no longer functions or functions inadequately. Performance of building-related fault repair work outside office hours (emergency services). Major maintenance projects (GO projects < € 500,000) Major maintenance projects are extensive, pre-planned maintenance activities arising from the MJOP/MJIP and aimed at renewing/making more sustainable important building elements, without constituting renovations. These projects are carried out systematically and according to an established schedule. Where relevant, maintenance activities within these projects may be combined or organized on a project basis to achieve economies of scale and increase efficiency. Major maintenance projects up to € 500,000 fall under lots 1 and 2. The scope of the work for lot 3 consists of: Major maintenance projects (GO projects ≥ € 500,000) Major maintenance projects are extensive, pre-planned maintenance activities arising from the MJOP/MJIP and aimed at renewing or bringing important building elements to the desired condition, without constituting renovations. These projects are carried out systematically and according to an established schedule. Where relevant, maintenance activities within these projects may be combined or organized on a project basis to achieve economies of scale and increase efficiency. Major maintenance projects up to € 500,000 fall under lots 1 and 2. The Major maintenance projects within this lot will be awarded through mini-competitions with a maximum of three Contractors. City Centre (1000, 2000, 4000) + Healthy Aging campus (3000). Zernike (5000) + Outlying areas (7000), Fryslân Campus Leeuwarden and Lutjewad (7115). Major maintenance projects (GO projects) for all areas with a value of € 500,000 or higher. Procedure: restricted. Estimated value: 40,000,000 EUR.
