The subject matter of the contract, under the design-and-build formula, is the performance of design work and construction works consisting in the construction of multi-family residential building 1D with an underground garage, together with internal installations and fixed equipment, as well as utility infrastructure and site development. The residential units should be finished “turnkey”, i.e.: in a condition enabling occupancy without the tenant having to incur additional costs related to finishing the unit; in particular, they should have: a) painted wall and ceiling finishes, b) floor coverings in all rooms, c) wall coverings in sanitary facilities (full-height stoneware tiles), kitchenettes and kitchens (stoneware tile splashbacks), d) internal door joinery, e) four-zone induction hobs, built-in electric oven, single-bowl sink with a conglomerate drainer and tap, f) bathroom sanitary fixtures (washbasins, bathtubs/showers, “Geberit-type” toilet bowls, etc.). The subject matter of the contract comprises: • preparation, on the basis of the architectural and construction design and PZT, as well as the building permit, of a technical structural design and discipline-specific designs for internal installations to the extent enabling decisions permitting use of the building to be obtained from the supervisory authorities (including the fire service and sanitary inspectorate), • preparation of discipline-specific technical designs on the assumption that an energy-efficient building will be constructed in order to achieve an Ep indicator below 30 kWh/(m2 X year), while meeting the energy-efficiency and thermal-insulation requirements for WT 2024, • performance of construction works on the basis of the already prepared architectural and construction design, PZT and technical utility-connection designs, and preparation, under the “design-and-build” formula, of technical structural designs and comprehensive discipline-specific designs for internal installations (including video surveillance of the facility), • construction of technical utility connections, • performance, on the basis of the PZT design, of site-development works, including 61 parking spaces (in accordance with the marked scope of works – Annex 1 to the description of the subject matter of the contract), The subject matter of the contract, under the design-and-build formula, is the performance of design work and construction works consisting in the construction of multi-family residential building 1D with an underground garage, together with internal installations and fixed equipment, as well as utility infrastructure and site development. Furthermore, the building must be fully accessible to persons with disabilities in accordance with construction law. 3. Characteristic parameters defining the scope of the construction works Description of the existing site-development condition. The site in question extends in a narrow strip between the existing road 2.KDL (Hallera Street) and road 1.KDG.2 planned in the MZPP, at a distance of 60–70 m from the railway track. The plot area covered by the study is undeveloped and without trees. The difference in ground levels within the study area is approximately 1.3 m. 4. Designed site development: a. The following construction facilities associated with the structure have been designed: - water-supply connection, - central-heating and domestic-hot-water connection, - electricity connection, - external-lighting installation, - telecommunications ducting, - ducting for charging electric cars, - sanitary-sewer connection, - stormwater-sewer connection, - playground, - access roads with parking spaces for passenger cars, - fire-service access road, - footpaths, - refuse-bin enclosure, - barrier gate, - greenery, Access to the planned development has been provided from Gen. Józefa Hallera Street via an entrance and a 5 m-wide internal access road, designed for buildings nos. 1a and 1b and designed and constructed under a separate procedure. 5. Schedule of areas. a.
