Poland – Construction work – 12 Turystyczna Street in Gdańsk - Renovation and reconstruction of a multi-family residential building under the project entitled “Comprehensive energy modernization of residential and non-residential buildings under conservation protection, located within the Municipality of the City of Gdańsk - in the years 2024-2027”.

Opportunity description

1. The subject of the contract is the renovation and reconstruction (including thermal modernization) of a multi-family residential building together with the reconstruction of the accompanying infrastructure at 12 Turystyczna Street in Gdańsk under the project entitled “Comprehensive energy modernization of residential and non-residential buildings under conservation protection, located within the Municipality of the City of Gdańsk - in the years 2024-2027”. 2. The scope of the works includes: a) Site development: - construction of a retaining wall, - replacement of the existing hardened surface of pedestrian routes and construction of the newly designed surface of the entrance and maneuvering road on the plot, - installation of street furniture in the form of outdoor lighting fixtures and benches; - construction of a solid precipitation collection area, - construction of small-scale retention facilities with plantings, b) Demolition and dismantling works: - demolition of the sheet-metal garage on the eastern side, - demolition of the wooden extension on the front (northern) façade side of the former grocery store, - demolition of the existing canopy over the basement stairs on the southern façade side, - demolition of the existing retaining wall and relocation thereof, - removal of the existing cold-water, domestic hot-water and circulation systems, central heating system, and sanitary sewer system, - dismantling of electrical and telecommunications installations, c) Construction works: - renovation and reconstruction of the building interior, taking into account a change in the functional layout (separation of office rooms and a food-service unit); - separation of a residential unit adapted for persons with disabilities, with direct access from ground level, - excavation of the foundation walls down to the level of the lower edge of the strip footing, - installation of thermal insulation for the foundations and foundation walls, - installation of thermal insulation on the basement walls from the inside (2 walls) and from the outside, - installation of thermal insulation on the external walls (from the inside) using mineral boards, - installation of thermal insulation on the ceiling and the floor on the ground, - construction of a new canopy over the external stairs in a wooden structure, - restoration of bricked-up window openings on the ground floor and first floor on the northern, southern and eastern façades, - creation of new window openings in the residential unit on the ground-floor level on the western and southern sides, - infilling of solid-brick walls, - widening of window openings on the first-floor level on the northern façade, - renovation of the building façade with reconstruction of the external partitions—adapting them to the applicable thermal requirements; - removal of all external plaster, - stitching and repair of cracks in the external walls, - installation of vertical and horizontal damp-proofing of the building foundations, - construction of a gravel strip around the building to protect the wall against dampness, - construction of a multi-layer floor on the ground, - replacement of external windows and doors (including the installation of air inlets in all rooms), - replacement of internal doors, - replacement of gutters and downpipes, - replacement of sheet-metal flashings, - installation of internal window sills made of MDF board and external window sills made of titanium-zinc sheet metal, - construction of a technical room for the main water meter on the basement level, - replacement of the pugging in the inter-storey ceiling with mineral wool, - replacement of the existing roof structure, - conservation of degraded structural timber surfaces, - replacement of the roof covering, - partial replacement of the wooden structure of the inter-storey ceilings, - replacement of wooden stair treads, - renovation of the stairs leading to the basement, - renovation of the stairwell; restoration, repair and reconstruction of stairwell elements, - restoration of the internal wooden balustrade, - renovation and reconstruction of the building interior, taking into account a change in the functional layout (separation of office rooms and a food-service unit), - construction of newly designed plasterboard partition walls on a system frame, - relocation of the sanitary sewer risers into one common riser located in the existing chimney, routed through the unused attic area, - separation of tenant storage compartments in the attic, - installation of suspended ceilings in residential rooms, - enclosure of visible installation ducts with gypsum plasterboards on a system frame, - plastering and painting of walls, - application of gypsum plaster and painting of ceilings, - installation of ceramic tiles, stoneware tiles and floor panels, d) Sanitary installations: - construction of an external stormwater drainage system together with a connection, - construction of a new cold-water, domestic hot-water and circulation system, - construction of a new central heating system, sanitary sewer system and gas system, - construction and installation of a dual-function condensing gas boiler, - construction of a hybrid ventilation system, - installation of sanitary fixtures, e) Electrical installations: - supply and installation of the building's main, metering and residential switchboards, - construction of main internal power supply lines and cable routes for the main internal power supply lines, - construction of grounding, lightning-protection, surge-protection and equipotential-bonding installations in the building, - construction of low-current and telecommunications installations, - supply and installation of autonomous smoke detectors, - supply and installation of a certified fire-protection power switch, - construction of basic, emergency and evacuation lighting, - construction of an external lighting installation, - construction of a heating-cable installation and external telecommunications ducting, - construction of structured cabling, internet, terrestrial television and cable television installations, - construction of an intercom system, BMS - commissioning of the individual electrical and telecommunications installations, - performance of as-built measurements of the electrical and telecommunications installations, 3.
